The Dubai villa summer-readiness checklist

Before temperatures peak, a few targeted checks on AC, water, electrical and the building envelope can prevent most summer breakdowns.

Summer in Dubai is when weak points in a villa show up — usually at the least convenient moment. Working through this checklist in spring helps you avoid emergency call-outs.

Air-conditioning

  • Service all indoor units: filters, coils and drain lines
  • Check outdoor units for debris, damaged fins and secure mounting
  • Confirm thermostats and zoning controls work in every room
  • Note any units that are noisy or slow to cool and get them diagnosed now

Water and plumbing

  • Inspect visible pipework, mixers and flexible hoses for weeping joints
  • Test booster pumps and listen for frequent cycling (a sign of leaks)
  • Check water tanks and covers
  • Look for damp patches on ceilings below bathrooms

Electrical

  • Make sure the distribution board is labelled and accessible
  • Report breakers that trip repeatedly — don't keep resetting them
  • Check outdoor and landscape lighting for water ingress

Building envelope

  • Inspect window and door seals for gaps that let heat and dust in
  • Check roof and terrace drainage points
  • Look for cracks in external paint that could allow moisture in
