How often should you service your AC in Dubai?
Dust, humidity and long running hours take a toll on air-conditioning. Here is a practical servicing rhythm for Dubai homes and offices.

Short answer: most Dubai homes should have their AC serviced every three to four months, with a thorough clean before summer. Busy commercial spaces often need monthly attention.
Why Dubai is different
Air-conditioning in Dubai may run for most of the year. Fine dust and sand, high humidity near the coast and construction activity all load filters and coils faster than in milder climates. When airflow drops, compressors run longer, cooling suffers and energy bills rise.
A practical servicing rhythm
| Property type | Suggested frequency |
|---|---|
| Apartments and villas | Every 3–4 months, plus a pre-summer service |
| Homes with pets or nearby construction | Every 2–3 months |
| Offices and retail | Monthly to quarterly, depending on occupancy |
| Warehouses and industrial units | Monthly checks on critical cooling |
Warning signs you should not ignore
- Rooms taking longer to cool, or never reaching the set temperature
- Water dripping from indoor units
- Musty smells when the AC starts
- Ice on pipes or coils
- Breakers tripping when the AC starts
If you notice a burning smell, smoke or sparking, switch the unit off at the isolator if it is safe to do so and keep clear. Call Civil Defence on 997 if there is any sign of fire.
What you can safely do yourself
- Keep the thermostat at a sensible setting (many households find 23–25°C comfortable)
- Keep supply and return grilles unobstructed
- Rinse washable filters if your unit's manual allows it and you can reach them safely
Leave electrical, refrigerant and internal component work to qualified technicians.
