AC Servicing & Coil Cleaning

Dubai's climate pushes air-conditioning harder than almost anywhere else. Dust, humidity and long running hours clog filters and coils, reduce airflow and make compressors work harder. A planned service restores cooling performance, improves indoor air quality and helps prevent breakdowns in peak summer.

What a standard service includes

• Filter removal, washing and refitting (or replacement where worn)
• Evaporator coil cleaning and fin inspection
• Condensate tray and drain-line flushing to prevent leaks and odours
• Blower and fan inspection, with cleaning where accessible
• Thermostat and controls check
• Supply-air temperature and amperage readings recorded per unit
• Outdoor / condensing unit visual inspection and cleaning where accessible

Chemical coil cleaning

Where coils are heavily soiled, we recommend chemical coil cleaning, which can involve partially dismantling the indoor unit. This is quoted after inspection because access and unit condition vary.

Ducted and central systems

For ducted systems we also inspect accessible ductwork, diffusers and grilles, and can arrange duct cleaning as a separate scope. Building-wide chilled-water systems are typically handled through a planned maintenance contract.

How often should AC be serviced in Dubai?

Most homes benefit from a service at least every three to four months, with a deeper clean before summer. Properties with pets, nearby construction or high occupancy may need more frequent attention. Our quarterly and monthly plans in the Cost Estimator reflect this.
